How I work
This entire site is built on one idea: Las Flores is easier to understand — and easier to sell in — when you stop treating it as a single market. Fourteen builders created fourteen distinct products here, and the difference between them is not cosmetic.
So the first conversation is almost never about price. It is about which tract you are in, which original plan you own, what your lot actually gives you and what the small number of genuinely comparable homes has been doing. Once that is clear, the pricing conversation becomes straightforward.
I would rather give you a number you can defend than a number you enjoy hearing.
I don't publish market figures I can't source, I don't quote HOA or special-tax numbers without pointing you to the primary document, and I don't inflate a valuation to win a listing. If that reads as conservative, it is — deliberately.
