Any single figure for Las Flores blends attached townhome-style ownership near 1,085 square feet with detached executive homes above 4,000. The result is a number that is simultaneously too high for one owner and too low for another, and it is precisely wrong for almost everyone.

The same applies to price per square foot. Across tracts with different builders, lot programs and ownership structures, that ratio moves for reasons that have nothing to do with your home. Within a single tract, compared against the same plan, it becomes genuinely useful.

The right comparison set for your home is usually small, specific and inside your own tract.
