Pricing
A range built from the homes genuinely competing with yours, with the reasoning shown. Price is a strategy decision, not a guess, and it should be revisited as real feedback arrives.
Documentation & Disclosure
Association documents, special-tax detail, permits and prior work assembled before the home goes live. Missing paperwork is one of the most common causes of avoidable delay.
Marketing
Presentation built around what makes your specific home and tract distinct — the plan, the lot, the improvements — rather than generic community language.
Negotiation & Close
Offer analysis beyond headline price: terms, contingencies, financing quality and timing. Then active management through inspection, appraisal and close.
What I Won't Do
No inflated numbers to win the listing.
The fastest way to lose a seller money is to name a high number up front and then spend the first month of the listing walking it back. Price reductions are visible, and buyers read them.
I would rather show you the comparison set, explain the range and let you make the decision with the same information I have. If another agent's number is higher, ask them which specific homes support it.
A number you can defend to a buyer, an appraiser and yourself is worth more than a flattering one.
