Insurance readiness, handled before escrow.

Insurance has become a normal part of the conversation in South Orange County transactions. Preparing for it early is far easier than resolving it under a contractual deadline.

Why this comes up now

Buyers arrange coverage during escrow, and that step can influence timing, financing and occasionally the deal itself. Sellers who have already gathered the relevant information about their property remove a source of friction they otherwise discover at the least convenient moment.

This page does not describe any specific carrier's availability, pricing or underwriting position. Those change frequently and vary by property. It describes what tends to be asked for and how to be ready.

The goal is not to predict what a carrier will do. It is to have the answers ready when the question arrives.

What tends to be requested

  • Roof age and material

    Approximate installation year, material type and any documented repair or replacement history.

  • Systems and updates

    Electrical, plumbing and HVAC — what has been updated, when, and whether permits exist.

  • Structural and exterior detail

    Construction type, exterior materials, attached structures and any additions.

  • Defensible space and vegetation

    Clearance and maintenance around the structure, and who maintains adjacent slope or open-space areas.

  • Prior claims history

    Any claims on the property, with dates and resolution, since this is commonly requested.

  • Association coverage

    What the association's master policy covers versus what an owner must insure directly.

Practical preparation

  • Assemble documentation for major system and roof work, including permits where they exist.
  • Ask your own carrier or broker what they would need to quote your property today.
  • Confirm what the association's master policy does and does not cover for your ownership type.
  • Handle vegetation clearance and routine exterior maintenance well before photos and showings.
  • Keep records organized so a buyer's questions can be answered quickly and factually.
