What a track record like this actually gives you

Brokerage volume by itself does not sell your home. What it does provide is accumulated transaction history in this specific community: knowing how homes in particular tracts have been received, where deals commonly stall, and what buyers in each size band respond to.

The split between listing-side and buyer-side units matters too. Representation on both sides of Las Flores transactions means exposure to how buyers evaluate these homes, not just how sellers present them.

Volume is a proxy for experience, not a substitute for it. The useful part is what the experience tells you about your tract.
