Insurance has moved from a routine escrow item to something buyers investigate early. For sellers, that means it is now part of pre-listing preparation rather than a detail handled after an offer is accepted.

  • Contingency periods, if a buyer needs additional time to secure a policy

Not every property is the same

Las Flores includes attached condominium ownership, standard interior detached lots and homes near open space. Those are different situations. Attached owners have association master insurance to account for; some perimeter and open-space-adjacent properties warrant earlier attention. Generalizing across the whole community in either direction is unhelpful.

What to prepare

  • Your current carrier, policy and premium
  • Claims history where relevant
  • Roof age and material, with documentation if available
  • Any mitigation improvements you have completed
  • Vegetation and defensible-space conditions where applicable
