The documents worth assembling before a Las Flores home reaches the market, and why each one protects seller leverage during escrow.

Most mid-escrow renegotiations trace back to something the seller could have known earlier. Assembling the document set before listing is one of the least glamorous and highest-return steps in the entire process.

Association and ownership

  • Master association governing documents
  • Additional or sub-association documents where they apply
  • Current dues statement
  • Assessment history and any pending or approved special assessments
  • Architectural approval records for improvements

Taxes

  • Most recent property tax bill
  • Any community facilities district (CFD) special tax line items on that bill

Systems and improvements

  • Roof records and age
  • HVAC service records
  • Water heater, electrical and plumbing records
  • Solar documentation, including ownership or lease status and any transfer requirements
  • Pool equipment and service records
  • Permits for additions, conversions and structural work
  • Remodeling documentation, invoices and warranties

Insurance and inspections

  • Current carrier, policy and premium
  • Claims history where relevant
  • Any prior inspection reports you hold

Why it works

A buyer who receives a complete, organized package early forms a different impression of the property and of the seller. Questions get answered before they become objections, and the negotiation stays focused on price and terms rather than on uncertainty.
